THANKS TO YOU ALL FOR YOUR PAST COMMENTS TO MY POSTS...LET ME EXPLAIN ....FOR SEVERAL YEARS I HAVE BEEN COACHING TOP LEVEL BROKERS AND AS TIME GOES ON ATTITUDES AND APPTITUDES CHANGE WITH THE MARKET CLIMATE......BETWEEN THE START AND ENDING OF ALL REAL ESTATE TRANSACTIONS MANY MANY ROADBLOCKS HAVE TO BE OVERCOME......MY MOST PERPLEXING OBSERVATION IS THAT WITH THE EVER EXPANDING TOOLS OF TECHNOLOGY WE ARE CREATING DISTANCE BETWEEN THE BUYER AND THE SELLER,PERSONAL,ONE ON ONE DISTANCE....HUMAN VOICES,HUMAN TOUCH,HUMAN FACES ARE THE MOST POWERFULL TOOLS WE HAVE..EXAMPLE;RECENTLY DURING THE NEGOITION OF AN ''IMPOSSIBLE'' DEAL I CHOSE TO BRING ALL PARTIES TO THE TABLE TO TALK IT OVER[ EVERYONE WARNED ME AGAINST IT]...I ADMIT ,AT FIRST IT WAS TENSE ,BUT AS THE PARTIES CHATTED I SAW THAT THEY BEGAN TO GET IN STEP AND ACTUALLY LIKED EACH OTHER...END OF STORY;THE DEAL ''GOT PUT TOGETHER''...IT TAKES TALENT,COURAGE AND THE PERSONALITY THAT BROUGHT US INTO THIS BUSINESS TO MAKE IT WORK....WE ALL CAN DO IT....AS MY WISE  GRANDFATHER ONCE SAID WHEN SELLING HIS MULE,''I'LL GIVE THE GUY A BETTER DEAL IF I CAN SEE HIM,I WANT TO KNOW WHAT THE NEW OWNER IS LIKE''................TELL ME WHAT YOU THINK.........................BRUCE

I absolutely agree with the human touch.  There is an unending amount of non verbal communication that ensues when parties sit face to face.  You can read facial expressions, search for sincerity or emotion, seek what you think is the truth.  You cannot do this with a paper from a fax machine.

It takes time and skill to communicate face to face. And, since a home is probably the largest asset that we own, face to face communication is definately approriate, especailly when presenting offers.

One little tip for you: It would make it easier for your audience to read your post if you didn't present it all in caps, unless you are really mad about this subject.

Bruce, Another great post. There is no substitute for the face to face heartfelt effort required in our line of work. When bringing all the parties together around the table you better have what it takes in terms of people skills (sounds like you do) or you could be doing damage control.

Ihave done that in the past with difficult transactions and it has made the deal work!   I think we have to take each one case by case...and besides what do you have to lose?
