Creating your place on the web is extremely important...finding your voice...your favorite places to socialize....consistency....and the time spent is crucial too.  Many people on the net are the Curious George type. At least I can speak for myself....when I am looking to purchase something...I don't just run to one site...I look around...and the site I select...is not based on domain name...or the first site I come across...I got to get that warm....fuzzy feeling...no not girlie but a comfort...based on information..and content found on the site...I want to see ratings...I want to see guarantees...I want to feel the trust through the world wide web.

Trust-Integrity-Professionalism-EZ To Work With-Results!

When I search...I go through the first page of Google and sometimes end up on page 7. I mean if you were looking to hire an agent would you pick the first one?  I cannot assume the most Internet savvy REALTOR would be my first choice...meaning...I know I have to click with that person, I have to be able to work with this person and this person needs to be the expert in their field.  On top of that I realize we still need to connect...otherwise we would be machines. 

Search Engine Results Matter-The Selection Process

Do not assume that all people search, connect and select an agent based on being #1 on Google.  Let's get real...being number one on Google helps us to be found faster and gives us better odds. SEO plays an important role but you must maintain your own personal integrity..meaning...presenting yourself as an expert, someone that would be awesome to work with...and at the end get the job done!

Jack of All Trades-Are You The Master Sharing Your Own Important Real Estate Skills Online?

When I read that only 3% of REALTORS blog it really didn't surprise me..I mean its important to be social within your communities...with your friends and family (your sphere), partake in everyday actual non virtual activities in order to grow your business, write contracts, go on appointments and close transactions...all in a days work.  How long is your workday and do you use the web effectively? 

Plan Your Social Media Strategy

That's why you need a plan...a plan that will work for you-where to be social online, think about how you are setting up your readers expectations...in frequency.... how often, meaning how often will you post here and post there and your goals.  What results do you want to produce?  Its a simple plan.  Track your results. 

Social Media Is Breaking Bread Before An Appointment

Real estate is a numbers game and so is social media success...based on platforms that you use, your subscribers and visitors...the content you place on these social media sites are the first meeting...an introduction....almost like breaking bread prior to an appointment...or the small talk that leads into the next best thing a visit to your website.

Know Statistics About The Web

A couple of things you should think about:

  • 100 million – New email users since the year before.
  • 47 million – Added websites in 2009.
  • 187 million – The number of domain names across all top-level domains (October 2009)
  • 18% – Increase in Internet users since the previous year.
  • 126 million – The number of blogs on the Internet (as tracked by BlogPulse)
  • 27.3 million – Number of tweets on Twitter per day (November, 2009)
  • 4 billion – Photos hosted by Flickr (October 2009)
  • 924 million – Videos viewed per month on Hulu in the US (November 2009)

Social Media is the least expensive form of marketing costs and stays online indefinitely..it reaches more people than any other avenue...yet not everyone understands that.  If you look at these numbers its clear there is so much opportunity with social media and the internet.  To read additional stats read more..

When I think of the web I think of the biggest opportunity there is to any business and based on numbers the best marketing tools for the money. 

Real Estate Has Become Technical Warfare!

Last night while talking with a client they simple stated these days real estate has become technical warfare!  They are absolutely correct but it doesn't have to sound so deadly...just think about how you interact with people face to face..present yourself online in similiar fashion.  Face it...it takes time..just like building true face to face relationships..it takes patience...but it produces results....cost effective results!

I agree totally!!! Many new & experienced agents are jumping on the bandwagon with social media avenues. I have one agent in my office who closed 6 deals as a result of being personable (Mr. Facebook) as they call him. He doesn't even have a website, and only uses his iPhone as a phone...even though it would enhance his abilities to expand it functions.

Hi Midori - Many agents tend to underestimate the true cost of online marketing. Yes, in many cases it is monetarily free, but we need to consider the value of our time. If an agent says their time is worth $100 per hour and they spend 10 hours per week on blogging and social media, is this still a good strategy when it 'costs' $50,000 per year?

Hi Everyone-thanks for comments...there are a couple of things I would like to address:  SEO matters but do not assume everyone searches like you or I as a matter of fact if you read the yahoo white pages its real estate specific you'd be surprised of the info.

While top search results are important different things will be important and vary person to person...we are not all alike.  I tend not to follow the pack...and not everyone searches the same..even if the majority of people do....there are still those that go their own way and with as many users on the net today...yes its extremely important but not the most important thing.  Top search results does not guarantee you an appointment or people to view your site...but top search results will help to get you found..its up to you...to appeal to people based on content...relationships...etc...etc

Yes blogging and social media and online marketing...are generally free...John makes a good point...in regards to your time...how much is your time worth?  Too many people spend most of their time online...missing the face to face opportunities.  Important to have a plan and commit not to go over or under...balance...its taken me years to find it..and its easy to get off track.

The best thing you can do for yourself..is to pick a few places to be consistent...and automate what you can.  Blogging can be addicting...I know...but have cut back tremendously...

I wouldn't say agents are necessarily lazy but more uneducated in regards to the benefits of social media and if you do not have the time or energy...hire someone!  I am a ghostwriter for people and you will never know who I write for or hire a college student.  I know successful agents who have never blogged...instead focus their business to be face to face and still remain on top.

It really is like technical warefare.   I'd like to see some stat tracking of production of blogging agents vs. non blogging agents.  For example 2 new agents, one that blogs and one that doesn't. 

 

Those stats are pretty amazing.  The photos on flickr is almost mind blowing.

I can see the only 3% of Realtors blog stat as being shocking but when I think about it and who is blogging in my area I don't see anyone standing out so I need to do it.  It's also important that I remember that responding to AR blogs is not blogging so I need to get busy.  Thanks for the great post.

I truly felt this way in about 2007. I had established myself on the web in a place that I felt I was getting an amount of business that was fabulous. By about 2008, my website was getting lost in the mix and i've worked hard and struggled ever since. There are a lot of companies that promise you for $$$ that you can be on the first page of google, bing, etc. but the i've stayed away from this kind of practice and saved my money. I still have to do a lot of work on my own, but the clients that go to my site, end up raving about how much they like it. Work always in process......

I understand the need to use the social networking as a way to grow your business. i do see tons of web sites out there.  My question to all these companies that promise me to be on the 1st page of Google is that there are only a certain number of spots.  So how can you promise me 1st page.  Do you knock someone else off who will then pay even more to bump you off.  I believe that you also need to do face to face to become a successful agent.  This is of course my opinion.
