CHINESE DRYWALL ALERT - DRYWALL INFORMATION CENTER - INTERIM REMEDIATION GUIDE.  A series.

IN THIS REAL ESTATE BROKER'S OPINION, we've seen only the tip of this gigantic iceberg size burden on the American home owner.  The numbers are just beginning to come inand reflect some disturbing facts about the widespread nature of this assault on American Home Owners:  To date, the CPSC has received about 3,082 reports  from residents in 37 States. 

Sadly, as with any catastrophe that hits the American home owner in the pocketbook, most, if not all, of the cost will be born by the home owners.  Or, worse, they will suffer in silence with real property that deteriorates before their eyes.  Those that recognize the problems in their homes will reach out to sources that advise:

FIX IT YOURSELF ! ! !

The federal, state and local governments have, indeed, recognized the enormity of the problem, but offer little to no resources to assist the home owners beyond the advice from the Consumer Product Safety Commission and the Department of Housing and Urban Development dated April 2, 2010. 

Interim Remediation Guidance

 (From the CPSC) advises that home owners who have identified the tainted drywall replace the following components and/or systems in their homes: 

      1. all possible problem drywall; 

      2. all fire safety alarm devices (including smoke alarms and carbon monoxide alarms);

      3. all electrical components and wiring (including outlets, switches and circuit breakers); and

      4. all gas service piping and fire suppression sprinkler systems. 

The CPSC further advises that all testing and remediation work should be conducted in compliance with applicable building codes, occupational safety and health standards, and environmental regulations.

CAN ANYONE ESTIMATE THE COST OF THESE REPLACEMENTS TO THE AVERAGE HOME OWNER?  A simple estimate of replacement of the drywall for the average home can be in the range of $50,000 to $100,000 for a 1800 to 2,500 square feet property.  That doesn't include replacement of the fire alarm systems, the electrical components and wiring or the gas service piping and fire sprinkler systems. 

The cost is so enormous, it boggles the mind.  What boggles the mind of this real estate broker is that the final word from the federal, state and local governments, all with limited or no resources due to profligate spending for the past 20 years and reduced property tax receipts for the past 3 years, is. . . . .

Lenn this is a horrible mess.  I couldn't believe the amount of homeowners that were stuck with this poison drywall down in Florida!  Terrible!

Lenn, very true.  There is a proposed non-destructive fix for the drywall problem, but as to date it has not been approved by the government.  It is also a very expensive fix though.  I wrote about it in October here.

Lenn, I read both your posts and Jay's also. I am not in a place where we would expect to see this, but who knows.

I checked out the links too. The question I have is what is causing this to happen? I read 2 microbiology reports by the Dept of Consumer Safety, I could not understand the cause.

This will be a heavy burden to bear for those effected.

Lenn, the last two bank owned homes I sold the addendums from the banks had paragraphs on this. I have not seen it here, but I am sure it is coming.

It just seems like the "right" thing would be for the government of the country that sent this mess to us should step up and help shoulder the cost. Don't the exporters have any liability???

Wow - it is amazing actually how many harmful products in addition to drywall have made it through the "safety gate" and into our homes- My dear friend lost her dog to poisoned IAMS food (rat poisoning was one of the ingredients found in the affected food) from China as well. So very sad.

Lenn - I'm still confused about the reason why we buy anything from China. I personnally do not, and I haven't or many years. Which also means i don't ever shop at Walmart.

Lenn:  It's hard to imagine that drywall could cause so many problems, but that's what happens when a Country with no regulations is allowed to enter our marketplace.  Scary.

Besides tainted products from China we get boatloads of fruits and vegetables from South America during the winter. Who controls what pesticides they use to grow there crops for the big belly of America? American consumers, beware. Beware of what you ask for, for you will get it at a cost.

Tanya.  This is just one more reason the economy will not recover in the time frame of the politicians.

Gabe.  I can't imagine a "fix" with the chemicals throughout the material.  We'll see.

Glenn.  I for one look for the country of origin on produce.  It's required disclosure AND READING.

Lenn -at the risk of being repetitive,  there is still over $500 billion in stimulus money not spent Spending it to alleviate this issue  seems like a much better way to utilize it than sending it to China for wind turbines or studying the sex lives of Syracuse University freshman women.

Sadly, they would probably require that to qualify, the home owner must meet narrow window of qualification, use only union labor, supervised by a union supervisor, purchased from only union run suppliers and . . . . . . . .

Be careful not to rely on visual inspections for Chinese drywall.  We have been in numerous homes that had no visual signs of Chinese drywall (corrosion, etc) that tested positive.  That is why we do not even offer visual inspections, even though we are constantly asked to do them.  They are not reliable.

Think about it this way -- it took several years for the signs to show up in some homes.  What about all of the variables that could increase/decrease the manifestation of these problems.  We know that heat and humidity are highly impactful.  Air conditioning (heating and cooling) drastically affect heat and humidity.  How often was the AC run?  Is the AC sized appropriately (most residential units are not)?  Was the home occupied all year long?  Way too many variables...

How many properties in that area have gone through hurricanes before, and got fixed.  Millions.  But this go round, funny how the mold and toxicity was pronounced.  It's terribe what happens to home owners.

Carla.  Seems to me that when a governor asks the federal government for help, the feds can declare an area a "disaster area".  These declarations are not, to the best of my knowledge, limited to natural disasters.

Why hasn't Crist moved to get help for the preponderance of home owners harmed by the product some relief.  I hate the thought of the feds getting involved because they muddle things so badly, but in terms of simple disaster relief, they can transfer federal funds.

Jay.  It has indeed changed.  In fact, anytime we read the word "Chinese" in connection with any imported product, we expect just this. 

Yet, it continues.  That's the enigma.
