If your selling your beautiful Florida home or even if your just thinking about selling your home, one of the best things that you can do is to make sure your real estate agent takes as many high quality photos of your home as possible. The Greater Tampa Area Realtors (GTAR) MLS requires your real estate agent put in a minimum of one photo of your property into your MLS listing, but they allow up to 12 full-color photos for each listings. Almost ANY home in the Tampa Bay Area can offer the opportunity for 12 good photos. Even smaller homes can provide some great yard and neighborhood view shots.
It drives me crazy to see just 1-3 photos in the MLS, when I am searching for homes for sale in Brandon, Valrico and Lithia, FL for my Buyer clients. I cannot believe what a great disservice these agents are doing to their Sellers. I know that I am sending all homes that fit my Buyer's needs to them electronically. They filter through them and then we decide which ones we are going to go look at. The ones with multiple photos get more showings. hands down.
Sometimes home buyers can actually "fall in love" with a home for sale before they even see it in person, based purely on the photos. Did you know that a recent Realtor.com study, homes for sale that offer multiple photos are viewed 299% more than those with none or just one photo? And, these same homes have 72% more click-throughs (meaning that potential home buyers "click-through" to see more information on the home). Since Realtor.comhas a huge segment of homes listed for sale on the internet, even Brandon, Valrico and Lithia Real Estate, these statistics are vitally important.
When you think about it, this is just human nature, since we are visual animals. And we are curious by nature. We want to see as much of the home for sale as possible so that we can either throw the listing in the mental not interested pile, or in the, I want to know more pile. Good quality multiple property photos are very important. If your home is not being marketed with multiple photos, you are missing out on a Huge potential pool of home buyers (and their agents) that won’t take the extra time to investigate what a home may look like more closely.
In the Tampa Florida Real Estate market where there is more competition (more homes on the market/fewer buyers) when selling your home, you need every advantage that you can have. Multiple quality photos are basic and essential.
