today's market? people looking to get good to great deals. and why not? inventory is up as is the fatigue among many sellers. and if not fatigue, the desire on their part to also participate as buyers in the current market.
and so numbers skew decidedly to buyers.
one such situation where number DECIDEDLY skew toward the buyer is my listing in the award-winning rivers edge complex at Diversey and the River. located at 2801 oakley, my clients have authorized me to SELL their oversized and upgraded home with an amazing private terrace with gorgeous skyline views. toward this goal we have established our new asking price at $325,000.
this is definitely an "oh my" moment. priced at least $25k less than comparable units and more than $75k less than what my clients originally paid in 2006, what we have here is nearly 1600 square feet of space that features hardwood on the diagonal, crown molding, a corner-placed slate fireplace, a gorgeous kitchen with soft-touch cabinetry and "kid safe" outlets, marble baths and organized closets.

and so what does all of this mean? it means it's time for a buyer with good sense to escape from fear island and take the plunge to buy a chicago condo that galvanizes in the equity when the ink dries at the closing table. at least that's what I think.
