The only drawback to buying homes in Land Park situated on some of our block-long streets is that people who live on such short streets might not get fast pizza delivery. What? Where? How do you spell it? And even then the pizza delivery guy gets lost.
On the bright side, these types of streets tend to receive only local traffic from the owners who live there. There is no through traffic. Little noise. Kids can play in the street if they want. In fact, when I shot the virtual tour for my new listing in Land Park, I stood out in the street for 10 minutes and nobody swerved around me.
This 1950 home has 4 bedrooms, 3 1/2 baths and, according to the seller, is about 2,124 square feet. I have notified the Sacramento County Assessor's office that the home is much bigger than it shows in the tax records; however, it can take a few months to show up on Realist.
It has central heat and air, multizones and multiunits. That's because a second master suite was added on the second floor, and having a second AC unit keeps a home cooler in the summer without much additional cost. The roof is tile.
The seller added a utility room, which can double as a family room. This room is large and L-shaped, with washer and dryer hook-ups around the corner, plus a second kitchen and half bath. This room could also be used for daycare or a space for a home-based business.
You'll find hardwood floors in the living room and formal dining room (maybe in a couple of the bedrooms, too), plus a built-in china cabinet, plantation shutters, crown molding and a step-down bar with sink. Off the entry is a step-down den / office.
It has 3 bedrooms, including a master suite on the first level, plus a master suite up. The second-floor master has outside access to a balcony that provides treetop views of this Land Park neighborhood.
Best of all, this is NOT a short sale. A qualified buyer who is quick to write an offer could possibly get double home buyer tax credits of $18,000 if the buyer goes into a binding contract with the seller by April 30th.

AUGUST 2010: AFTER SEVERAL PRICE REDUCTIONS, THE SELLER TOOK THIS HOME OFF THE MARKET AND IT IS NO LONGER FOR SALE.
