OK... its August. Every year... even in the BOOM years, August is slow. It is HOT and people are on vacation. House are on the market for a lot longer than they were a year ago and now sellers are getting hot along with the temps. We now have more than 7 month supply of homes in the Kansas City market. That number does NOT take into account the FSBO's out there. The market is saturated with homes for sale. Oh, let us not forget that we have about 3500 more Realtors here than we did just a few years back. It seems everyone knows someone that calls themselves a realtor. The average Realtor in KCRAR sells about 4 homes per year. At that rate it would take a person 5 years to learn our trade... if the market did not change.
The good new is that we are still selling about the same amount of homes each month... and this will most likely continue. The market keeps plugging away with around 2500 homes sold monthly. The questions for sellers is this. Do you want to have your home on the market or do you want to get it sold. If you want to sell it, you had better have it priced right and in great condition.
The really good news is this. If you are a buyer, you have it made. You can pick and choose from the nicest and best priced homes. If you find an unrealistic seller, you just keep on looking. There is another great home just a few blocks over. Seller are dropping prices and helping buyers with closing cost.
It is a great time to buy, but you can still sell if you are commited. Our market is not in bad shape. We are a little insulated from some of the woes that the East and West coast have. Keep you head up and you can achieve your real estate goals.
