Washington, DC : Market Update 4/20/10

Current Number of Homes Active and Under Contract in the Washington DC area:


Here is the breakdown as of April 20th, 2010

 

While inventory increases with the Spring buying season; so do the number of homes under contract.  In fact in most all of the categories; we are seeing the largest number of homes under contract at one time in over 4 years!

The number of properties on the market remain near spring 2007 levels; while those going under contract are out-pacing those coming on the market.

 


Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.



Washington DC

Single Family:      Actives: 1431 (Up 41 from last week)        Expired: 13           Under Contract: 834 (Up 92)

Condos:               Actives: 1314 (Up 53 from last week)        Expired: 11           Under Contract: 598 (Up 62)  

 

Arlington County

Single Family:      Actives: 371 (Up 45 as from last week)        Expired: 0            Under Contract: 275 (Up 58)

Condos:               Actives: 565 (Up 61 from last week)            Expired: 1            Under Contract: 283 (Up 19)

 

Prince Georges County

Single Family:      Actives: 4037 (Up 22 from last week)          Expired: 26          Under Contract: 2725 (Up 166)

Condos:               Actives: 746 (Up 14 from last week)             Expired: 4           Under Contract: 237 (Up 13)

 

Montgomery County

Single Family:     Actives: 2847 (Up 326 from last week)        Expired: 13          Under Contract: 2330 (Up 291)

Condos:              Actives: 1134 (Up 44 from last week)            Expired: 5          Under Contract: 621 (Up 44)

 

It is important to see the number of homes taken "Off" the market.  While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
