We have spent a lot of time in the past week or so working with home buyers, primarily in Desert Ridge, North Phoenix and Scottsdale. With an MLS lockbox on a home, the listing agent can look up who showed their listing and when. Often times, they will call us for feedback - much as we do when other agents show our listings. It's a great way to get a feel for how the public and other professionals view your pricing, home condition, and other factors that go into selling a home.
Typically, if we show 10 homes, we might have 2-3 agents call us for feedback. Lately, it has been closer to 70-80%. When they call, sometimes they get our voicemail, as we are with clients. We've had a few PLEADING voicemails left, that go something like this: "Hello, you showed my listing at 123 Main St on Saturday...I was calling for feedback and to let you know that my sellers are very, VERY eager to get a contract on their home, so if your client had ANY interest at all in it, let's put something together!". Many others have implied that their sellers are very open to negotiate.
If you are considering purchasing a home or investment property, now is such a great time - there is a lot of inventory to choose from, and many sellers are very eager to sell. It's the ideal market to "Buy Low" so you can "Sell High" in a few years!
