Feedback from other agents on 30, 60, 90 day leads

Here is feedback I got from other agents about these leads. Many services sell them as "Pre Foreclosure Notice Leads." Basically, they are people who are behind on their mortgage, but a Lis Pendens or Notice of Default has not been filed yet. The lead sellers claim that you get an awesome result from the leads because you are getting to them before anyone else does. I had my own theories that they wouldn't be very motivated.

Here's what they said about these leads.

From my friend, Rand Newman: "30-60-90 day leads are primarily loan modifications customers and are not interested in speaking to an agent. I have worked these leads for upwards of a year, and with very little help. Sort of like an Open House, an agent got lucky once selling a home during an open house. The same agent has tied up every weekend and tries to host open houses. Will that person get lucky? Occasionally. Is there a better things to do than tie up every single weekend doing a normal open house? You bet your butt there is.

From Todd: "We have worked with 30,60, or 90 day leads list and know other agents that have too. The 1st issue is they are still in denial and have not woken up yet about foreclosure. The issue is what you are allowed to say to them as the way this list is extracted. There are some regulating bodies you can run into (with Fines), so you have to be careful what you say. You are not to know they are behind on their loan. Some provider changed what or How they will provide these list now.

My thoughts: I had theorized that these leads would be the loan mod variety. I've gotten pitched them several times, but figured I would rather spend the 50 cents per lead cost on simply mailing another letter to the Lis Pendens. It appears my theory was correct.
