Hi All, I am looking for some help with pricing a home. There are NO compatibles for this one of a kind home in Carbondale PA. This home was built in 1875, it is a Grand Victorian with 3+ floors 3 apartments, 6 bedrooms and 4 full bathrooms. 10,000 sq feet. Central Air all zoned. This home is stunning. I just don't know where to being. If anyone can help me, I would really appreciate it. Thank you :-)

Good luck Linda. We have that problem often here in small town Ohio. We end up pulling comps that are close in size, but not so close in proximity. Hope all ends well.
Linda, Start with your vision card with the town. Location, taxes, what do they have into the house. rental history, ect.......best of Luck

Thank you so much guys, The area isn't the best but it is up and coming again, but this home is just amazing they put so much time and money into it over the years, they don't rent it out, they used the extra floors for visting family. I have the home across the street listed at $145,000 its a single family in need of repairs. This home needs nothing. In my mind it's about $600,000.
Don't you just love those odd ones - I had a church one time that I had to price - can you put a number on God's house?
