We've all talked about virtual staging lately (witness Debra Gould's recent post)  and its place in Home Staging.  Everyone has an opinion. However, no mater where you stand on it, we can all use an easy-to-use Room Planner to help us and our clients SEE what we're talking about. 

Courtesy of Kim Komando (America's Digital Goddess. . hey that's what's on her blog) I ran upon Autodesk Homestyler.  It's free and easy to use.  All you have to do is register so that you can save your work.  You can share your designs via email, Twitter, Facebook and other social media. 

There are generic pieces and Brand names such as Sherwin Williams, Dacor, Merillat and others.  Flooring, plants, windows, bath tubs, sinks, kitchen counter tops, electronics all can be added as well. You can add paint color to further highlight your design. And, you can view it in 3-D!

Oh yes, there's even a Landscape feature.  You can add a pool, deck, mulch!, grass, whatever.

When you start, you select the Floorplan.  You can add wall openings, curved walls and closets.  Next add the flooring, paint, wall treatments (brick/wood/wallpaper), etc. Furniture, accessories (mirrors, vases, rugs) come next; whatever you want. 

When you're done, click on the 3-D feature.  I don't know about you but when I was a kid, I loved playing with blocks, my doll house and moving the furniture around, and even would take every book off of our bookshelves to build houses.  So, even if you can't find a use for this ( hard to believe), you can bring back the Inner Kid in you!!

How can you use this? 

1. To help you in Staging a room or rooms before you start ordering inventory, etc.

2. To help your client SEE what can be done.

3. To just have fun!

Donna- I feel like a big piece of tape has been taken off my mouth since we can comment again.

Mary Lou- it's a fun tool, although I just saw that David Bromstad (HGTV-Color Splash) uses graph paper and cuts out his own furniture and moves it around on the paper. 

Al- Glad you lliked the tool.

Cathy- have fun playing with it.  It's like getting the big box of new crayons!

Cheryl- I just used the tool to help show a client how her existing furniture and furniture she plans on purchasing might fit in her new home.  Let me know how you like it!

Fun seeing a room decorated. I just played with the walls, as I'm a handyman and was rather curious as to how much I could see regarding adding a closet or removing a wall to create more open space.

Thanks Kathy!  I saw your post reblogged by Kym Tarr and commented there, but wanted to come back over and comment here too. I think this will help me with a buyer who can't seem to visualize what any of the vacant houses we see will look like with her furniture. And I wouldn't mind playing around with it myself to see what I want to do with my own living room.

Tina- I think once you play with it you can figure out how to do some extra things like putting a break in the wall.

Susan- I'm so glad for re-blogging!  I'd miss out on some interesting info if it weren't for that.  What a good use for the tool, to help your buyer visualize her furniture in the house.  It's another good reason that sellers should consider staging their home with when it is vacant.  Thank goodness your buyers have you to help them visualize this.

Gary- I'm always moving furniture around in my own home, which wasn't so bad when I was a lot younger.  Now, I end up with bruises and a bad back!!

Hi Karen- I hope you like it.  It took me a while to work with stacking cabinets in the kitchen but it's really a lot of fun. Kind of like playing with a dollhouse.
