We have all been told over and over again, it's all about how you price that listing right? We'll it's true. If your not getting offers at your current price, you need to lower it just enough, maybe just under that "magic" price point and the offers will come. We had a condo listing that we have had on the market a long time, no offers. We kept lowering it every few weeks and finally we got to that "magic" price point and sure enough- 3 offers within 24 hours- CRAZY I know, but at the end of the day, buyers all have that price point where they will jump. Let's get more buyers to JUMP !!
As you know there are a lot of ways to make "the magic" happen. I'm glad it worked for you. I find that lowering the price over several weeks gives buyers an excuse to shoot a lower offer. If I may ask what was the difference between original list and final sales price?
It's hard for a seller to digest the real value of their home today compared to a few years ago. They all know it's worth less but not that much less. I think lowering the price every 2 weeks is a good way to get it sold.
Beauty is in the eyes of the beholder and most Sellers think they can get more money than what we can support. I am willing to work with them to a certain price point, but I would want automatic reductions every few weeks until such time we get steady activity and down to where I showed them the supportive documentation.
