The home buyer tax credit expires on April 30th. Ironically, it could be a better time to buy after the deadline. We expect demand for homes priced $250,000 and under to drop after April 30th. And some sellers may become particularly motivated, as their window of opportunity for taking advantage of the credit comes and goes.

We've seen a huge number of people rushing to take advantage of the credit. That's why one of our buying clients has decided to begin his home search in earnest on May 1st. He won't be able to claim the credit, but there's a good chance he will be able to find the right home at a better price.

Robert....I too feel that way....the market will continue to be active, but the prices may adjust downward....buyers will negotiate more forcefully and sellers who need to sell will accept the lower price.

I am starting to feel the same way, Robert.  I am seeing so many homes here under 200K going under contract now with multiple offers and selling for above asking price.  THe competition is so stiff right now.  I also have several buyers who have decided to wait until after May 1st too.
