On a side note, I hear the Federal Aviation Administration is urging airlines to adopt a no-distraction policy in their cockpits. They used the case of those Northwest pilots who flew past the Minneapolis / St. Paul airport because they were distracted by playing on their laptops. The FAA says pilots are increasingly using electronic devices in the cockpit such as cellphones and computers, which might cause pilots to take their eyes off of the clouds.
I can see it now. A pilot Tweets: "Dude, did you know the polar ice caps are melting? Ten polar bears are sharing a block of ice the size of my thumb. Whoa. Where are we?" I always poke my nose into the cockpit to check out the pilots before I fly. I want to see how old they look. I figure if a pilot is older than me, I'm probably safe. Of course, he's probably drunk.
Here is a super cute starter home in Land Park. This is a neighborhood of Land Park homes that are tucked away in a pocket south of Vallejo and surrounded by trees. You get a feeling when you walk inside that makes you immediately feel at home, which is probably due to the great layout. But when you spy the gorgeous back yard, be prepared because your heart might explode. Those are the reasons the present owner purchased this home. They are the reasons you'll buy it, too.
The seller is relocating out of state and would rather sell this home than rent it. Although, because she has equity, she could rent this for a positive cash flow. But she would prefer to sell. So, if you're a first-time home buyer, this could very well present a great opportunity for you. You might look at the other homes in this neighborhood and come back to buy this one.
You'll find 1948 hardwood floors throughout except for the kitchen and bath, which are tiled, and 2 generous-sized bedrooms. The dining room has a ceiling fan and shares space with the living room. You can see the wood-burning fireplace from the dining room table. In the kitchen is a delightful surprise -- a vintage Wedgewood gas stove.
The back yard sports a trex-like deck, which means the chances of dry rot are pretty darn slim, and is beautifully landscaped. Up against the fence are really old pear cacti. Plus, you'll find an abundance of grapes, and fruit trees such as grapefruit, fig, persimmon and oranges. There are even artichokes growing in the yard! I love it that artichokes give me a viable reason to spoon butter into my mouth.
Here is icing on the cake: if you're an FHA home buyer with a 3.5% down payment, you might be able to recoup all of that money if you buy this home by April 30th. Your minimum FHA down payment is a little over $11,000. But if you sign a binding contract by April 30th, you might qualify for both the $8,000 federal home buyer tax credit and the $10,000 California home buyer tax credit. The latter is spread out over 3 years, which is $3,333 or so per year. Add the $8,000 to the $3,333, and you've got your down payment back! But the catch is you've got to buy this home by April 30th.
