Great Pics. It's so important to remember that pictures really do say a thousand words. I think we need to remind our sellers too that homes need to look as close as staged as possible when buyers are coming.

It's hard for people with pets and small kids to keep it staged. That's another reason THIS seller wanted to go the Staged Photography route rather than full home staging.

Playing devil's advocate here... The staged photos look BEAUTIFUL! You do really great work!But when the buyers actually come through, they see the cold vacant space, wouldn't they feel let down and feel less appealed to buy the home? I wonder if there are any stats with staged homes and staged photograph homes? 

I actually have considered marketing this service for high end rental homes, but it's a little bit dicey because tenants generally don't care about the sellers selling the home and they will leave the house as messy as possible to prevent from the potential of moving or simply they just don't care at all. Similarily with redesigned homes, the photos look great but if the sellers don't keep it they way it's staged then buyers are left with bad impressions when they see the home. 

Just playing the devil's advocate here...

Thanks for your ideas. This home is not vacant, so it wouldn't be a cold empty space without my props. It is true that the pictures will look better on the MLS than the house will in person, but...

  • people only look at a handful of homes before buying one
  • buyers will know what the home's potential is
  • the owners have small children and it would be very hard to keep it staged with breakable props around
  • staged photography is much less expensive because the props are not left in the home

These are the reasons that these sellers chose Staged Photography over complete Home Staging.

I think it's true. The buyers will only look at a handful of homes before buying, but if they show up and it's not what they had expected, they tend to get mad and wanting to leave. They may have the impressions of the home from the internet, but when the expectation doesn't meet the realization then they feel let down. I think it's also true that the buyers will see the potentials of the home through photos but like many posts here on AR, we have seen camera angles and tricks that do wonders of the room and make the room appear bigger. Again, I am playing the devil's advocate here, but sometimes I feel that when the consumers have a higher expectation before they walk in the door and it becomes a disappointment to them and generally that may kill the deal. But I think overall the most important this is something that works well in your area but doesn't work as well in my area where homes are staged because that's what is expected.
