Expired Listing Secrets- Tip of the Week.
This week's Expired Marketing tip is about mailing your expired mailing package to make a great first impression. You only have one chance for the seller to either open your mail or throw it in the trash.
We have a system at our home to cut time and effort in opening mail. I stand right over the garbage can and toss everything out that I have no intention of reading, then the letters I do open are glanced quickly at. If there is nothing that grabs my attention or that needs my attention- it goes into the garbage. If I am doing this time saving technique then there must be hundreds more people doing the very same thing.
Your envelope must look good. It should be of higher quality than usual. Always step it up one notch above what the market you are targeting to is expecting.
- Hand address all your envelopes unless your market is over the 1 Million Dollar price range- then you should use printed addresses directly on the envelope from your printer but never labels.
- The stamp tells that you have attention to detail. Most sellers want an agent who knows how to pay attention to the details. Never use metered postage and never use bulk mail. That is tacky and appears disrespectful- like the seller is not even worth a stamp.
- Choose commemorative stamps at all times. We like to choose feminine style stamps if we are sending the letter to a woman and we use sporty and more masculine stamps for men. If it is a husband and wife then we use the more masculine version of the stamp unless we can get a hold of our favorite Disney stamps.
- Make sure that when you put the stamp on the envelope that it is placed neatly in the corner, straight and in the right place.
- Take your mail to the post office or hand it to your postal carrier. Don't leave your expired mail packages out in your mailbox to get ruined in the rain.
Of course, as we always say- send it out with your good positive energy and with the intent that the seller is going to call you.
