The choices varies tremendously.One thing for sure: there are 489 Active single homes under $500,000 with gulf access in Cape Coral as of August 2, 2007 listed on the MLS. A terrific choice.

The prices range from:   $327,500 but I saw that home and would not recommend it unless you want to fix it and have money to burn. I saw the first "decent "home starting at an asking price of $389,000 for a 3/2 build in 1989 single home to a 2000 square feet, completely remodeled in 2002 for $499,000, 10 mn to the river with a pool and yes its a short sale.That means South West Cape Coral.Remember that even though its not a rule, as averages are just averages, the difference between asking and selling price is  6-8%.
