There are several factors that attract a Buyer to your house:

1.  Location - If 100 Buyers are looking for a house - the first thing they look at is the location.  Each Buyer has his / her own needs, likes and dislikes.  What suits one might not necessarily suit someone else.

2.  Price - Yes, the price is a second most important factor.  If Buyers can't afford a home even though its in the right location - they will not be able to purchase it.  So, price it right.  Over pricing will deter many potential Buyers.  If they are looking in the i.e.  $275 to $300K range, they will certainly miss yours. 

3.  Wow factor - There are several WOW factors that come into play.  #1 - Curb appeal; #2 Foyer #3 Kitchen #4 Master Bedroom #5 Bathroom(s).  If you can get 3 WOWs there's a good chance that your house is SOLD!

4.  If all of the above are good but they walk in that there's a SMELL that turns them off, they probably won't even make it past the Foyer.  Cigarettes, food, pets, heavy perfumes are all smells that might kill the deal.  So, please, please, please - air out your house - now that Spring is here - wash the walls, shampoo the carpets and make it smell CLEAN!
