Price It Right Today

By
Real Estate Agent with NPDodge Real Estate

Hello,

I recently read a blog that I would like to make a comment on. It stated CMA reports are traditionally based on solds in the area. When the truth is you should be comparing them to actives in the neighborhood. How can you compare a home to something that has already been sold? You just can't go into see the home and compare that home to the one your trying to price. You can't price a home based on yesterday's sold price. You need to compare it to what's on the market today!

Just my thoughts,

Judy

Good point Judy.  Solds are history, you need the active comps to make your listing the most competitive value in the neighborhood.

Judy,

Thanks for the post. CMAs need to be comprised of solds, listed and under contract. All three are essential to helping to derive the correct price point. Agents should be previewing h, so that when they are sold and they are performing a CMA for a prospective listing they are knowledgeable about the history of thee sales. Listed properties to identify current competition and they should be previewed as well. Those under contract give you insight on what the buyers are making offers on, again helpful in pricing. Any one component alone is not as valuable as the whole of the three.
