Hi Paul,   Thanks for your email.   Apologies for the slower than normal response. We are working with an Army major who is on a tight schedule and has exacting requirements for a purchase. He is moving here with the Army Material Command, part of the ongoing Base Realignment and Closure. (BRAC) They have monopolized our time the past week but we have found three candidate properties and will be making offers tomorrow.  

We do work with a large number of investors and should be able to offer some insight on the area. Southeast Huntsville is a good choice. The area is stable, has good schools and newer shopping entertainment and restaurants. There is some new construction in the area but most of homes are older.   There are other areas you might want to leave open as an option. Focusing on your target property, one than can be flipped or held and then sold, does present a challenge. Before a property is posted on MLS at least one realtor will have seen and evaluated the property. Whenever I run across an exceptional Huntsville Houses purchase, I evaluate it for myself and then start making calls to my investor clients. If a property is a truly exceptional buy it rarely makes it to posting. There are exceptions however.   That being said the link below is to properties in southeast Huntsville that might be worth a closer look. I filtered listings on " as is, TLC, needs work" being stated in the listing. That filter dropped the available properties from an unmanageable 55 to 4.  You can click on the photo on the listing for additional photos and on the address for a map of the approximate location of the property. On the map, you can click on hybrid for a satellite image overlay. In some cases there may also be an interactive street level image. You can click on the zip code to link to the US Census data for the zip code area.  

13609 BOCA CIRCLE SE is a garage conversion with the garage included in the square feet. It is very rare that garage conversions are well done and the lack of a garage in a neighborhood with garages is a negative. My vote is to pass.  Homes for Sale, Huntsville, AL

12024 CHICAMAUGA TRAIL  caught my eye. It is on the north end of the trail, well away from the low income multifamily property on the south end. The lot looks to be fairly level so there is less likelihood of foundation and radon problems that are common with sloped lots in this area.   9810 DOLPHIN DRIVE  may hold promise.

1417 GOVERNORS DRIVE is on an extremely busy road were it is noisy and dangerous to enter and exit. The house is unusual and will appeal to a limited number of buyers. I would reccomend a pass on this one.   I know the contingent listing below. It has been on market since 10/22/01 and has very bad foundation issues.    I tried searching in southwest Huntsville, keeping in the Grissom and Huntsville High school districts and found one listing but the list price was too close to market value to be a possible flip.   I searched other areas where I sometimes direct investor clients and found the property at the link below.  The property is near one of the hottest areas in our market. There is a lot of active upscale development in the area. The school is just average but there is an new school under construction. With the influx of moneyed, well educated, engaged, tax paying parents the school will improve.   

  I have set up an automated for the southeast and another search for areas I like for long term growth.   I hope this helps and please let me know if there is anything we can do to assist and if we are on the right track with our searches.
