1.5 reasons why I'm glad the tax credit is ending today.

Nobody on The Christiansen Team has written an offer this week. I find that surprising as well.  With the tax credit ending today (April 30) I was SURE that all of us would be writing 2-3 offers.  Nope, not 1, but to be honest with you, I’m glad.  Why would I be glad that we didn’t write any offers??

This week I have seen a few agents in my office going nuts and writing offers left and right. They have Buyers that are scrambling like mad to find a home to make an offer on so they can get the $8,000 tax credit.  I have talked to a few agents that aren’t in my office that are in the same boat, RUN RUN RUN as fast as you can to get a house under contract!!  HURRY HURRY!!!!  WE MUST GET THAT TAX CREDIT!!

Don’t get me wrong, we have buyers and plenty of them. Some of them were trying to get a house under contract by today, but the right house hasn’t been found yet.  That (up to) $8,000 is great, but what happens in 2 years when our buyer is sitting there in a house they never fell in love with to begin with?  Where is that $8,000?

Maybe they paid off some bills with it. Maybe they put new carpet in the house, or went on a vacation, or remodeled their kitchen.  That’s all fine and dandy, but how many people who are scrambling like mad to find a house to get under contract by today are really going to be happy down the road?

Buying a home is one of the biggest financial decisions you will make in your life and is not supposed to be a mad chaotic dash! It is a process that sometimes takes a little time and is should not be rushed.  Now don’t get me wrong, if we can take you out and show you 5 houses in an afternoon and you fall in love with the 5th house then GREAT!  We did our job! More times than not it takes a little more than 5 showings.

I’m also tired of hearing other agents worried about the tax credit ending. “Man Jared, we are going to really be hurting for buyers once this tax credit is over”.  Really?? Now that the tax credit has come and gone, nobody is going to want to buy a house?  Then maybe you should be out networking and generating leads instead of whining about it.  :)

Hi Jared.  It's not that big of a deal that the tax credit is ending today.  Interest rates are still low and housing prices are still way down.

My first time home buyers realize that the reason they are buying has little to do with the credit, but it was nice to think about.
