How soon can you show a vacant?

I will show any vacant anytime!  It is NEVER too soon to show a home as long as you are there to walk the prospect through the property to explain what is happening and what they can expect.  If the home is still occupied or if it has been involved in a recent eviction--people want to see exactly what they will get before they apply.  The negative risks are few and insignificant in my experience when opening a home that is not rent ready.  It is the confidence and expertise of the agent explaining the history of the property and more importantly what exactly will and will not be done to improve the home.

I think you have it right.  I would want to see the property first, as I have seen cases where the house is needs a trash haul or the carpet is so bad that it would reflect negatively on the house.  There are always exceptions.
