Just a quick update note on the home sales numbers for Delaware County PA.
Today, the number of homes that have sold has actually surpassed, the number of homes under contract in the county.
for April 30, 2010:
For comparison, in 2009 year to date, there had been 1166 properties that had been sold compared to the 1187 this year - just 21 additional properties.
I cannot get the number of pending on a particular day in the past and did not track this daily until June of last year. Based on the activity and rush of interest over the last several weeks, I would say we have more pending this year. At this point it appears we are simply moving around the timing of sales for the year due to the tax credit rather than actually increasing the volume of sales in the overall market.
As would be expected, the key will be what happens over the next 60-90 days. Short term, we will probably see a pause as buyers and sellers are no longer looking at artificial deadlines to act, but as the year progresses, it appears the market should remain fairly stable in Delaware County. We can only hope that Washington will stop meddling in the business so the market can correct itself.
