Burlington Penthouse: Staged and Sold In Under One Month / Before & After Pictures

We were happy to find out that one of our latest staging projects just recently sold.  The most exciting part was that it sold in less than one month which is great, considering the price point of this property!  This Burlington Ontario penthouse was listed at $829,900 so we were expecting it to be on the market a little longer than other condo units at a lower asking price.

Hopefully our staging helped to speed things up - we think it did.  Here are some photos of what was done to make this property worthy of its price tag:

BEFORE:

Entryway - Before

The entry way was empty when we arrived.  Throughout the course of the day as things got moved around, an office desk ended up here for a while.  This was the first area a potential buyer would see when coming in to the property so it had to make a good first impression.

Bringing in a glass sofa table to keep things light and adding a mirror and lamps made this a much more welcoming space.  The botanical arrangement in the background helped to draw the buyer's eye into the next space: the living room.

 

BEFORE:

Living Room - Before

In the interest of keeping down costs, we worked with the homeowner's existing furniture and just added a few of our own small furnishings and accessories. The furniture arrangement in this space did not work as well as we would have liked it to. When entering the living room, the first thing seen was the backs of the furniture. The blinds were closed as well, so we couldn't see the breathtaking view of Lake Ontario. 

 

AFTER:

Living Room - After

By re-arranging the furniture, it opened up the entire space and made the living room much larger.  The addition of a small area rug brought some warmth and drama to the space.  As well, the couch was a bit tired looking, so it received a "facelift" with pillows.

Again, furniture positioning was not ideal.  This large chair blocked the kitchen and cut off flow from one space to another.

 

AFTER:

Living Room/Kitchen - After

Now the living room is opened up to the kitchen to allow for conversation from one area of the space to the next.

The large chair from the previous picture appeared a little dated. With the addition of a faux fur throw and pillow, it's now a welcoming spot to curl up with a good book.

 

BEFORE:

Kitchen - Before

A beautiful kitchen with gorgeous granite and cupboard upgrades. Just in need of a little sprucing.

 

AFTER:

Kitchen - After

The removal of a few items from the counters and the addition of a few accessories makes the kitchen ready for entertaining.

Master Bedroom - Before

The master bedroom was quite sparse and in need of a little attention.

 

AFTER:

We used the homeowner's existing bedding.  By adding a throw and some cushions it brought a hit of instant colour.  These night tables were previously located in the second bedroom.  We felt that they would work better in the master bedroom, so we did a change up.  By adding lamps and artwork, the bedroom now looks complete.

Great tub, very clean bathroom.  It just needed some personality.

A few accessories and decorative towels and this room was done.

The bedding in the second bedroom didn't quite fit the bed and the night tables were a little large for the room.

 

AFTER:

Bringing in new bedding really dressed up this second bedroom.  We found these tables in two other rooms in the condo and brought them together to use as night tables. They fit the space much better.

 

BEFORE:

Powder Room - Before

The powder room was just off the entry way.  It was a room that would be seen early on in the showing, so we wanted it to make a good impression.  As you can see, it was quite non descript.

 

AFTER:

Powder Room - After

Artwork, colourful towels and a botanical arrangement were all that was needed.

 

We were very happy with the outcome of this project and so were the homeowners.  They couldn't believe the difference when we were done.  Of course, the best part was how quickly it sold!

Charlene- what a good job!  I especially like the 3 tiered fruit stand in the kitchen and the entry table and lighting added warmth to the area.

Kathy C. - Thank you.  You're very observant! There were some chocolate brown accessories in this staging job as well as the black, but I usually do incorporate some black in most of my projects. You should see my house! It took a while for my hubby to buy into the dark colours, but he finally came around. There are lots of hits of black throughout our place :-).
