I Love Showing!

Buyers often express in different ways that they don't want to waste my time with too many showings.  In fact, many "experts" encourage agents to try to make a sale within X showings and/or move on to another buyer.  That's just not how I do business.  I love showing!

Buyers' showing lists sometimes take me to neighborhoods I've never seen, and to properties unlike any I've come across over the years I've been in the business.  There's always something to learn while showing properties, no matter how much I think I already know, and showing properties to buyers is always worth my while, even many showings to the same buyer.  Keeping current on active inventory is reason enough to love showing a lot of properties.

This week as one buyer was apologizing for taking me to so many houses that are not right for them, I was actually enjoying the process and learning some of the finer details of what the buyer really likes and dislikes.  Some of these finer points are contrary to what the buyer thought they liked and disliked before our search and showings began.  Ultimately, the buyer will benefit from having seen enough properties to know when the right one comes along, that it is truly and unquestionably THE right one.  And I love it when buyers are happy and doubt-free once they've closed a deal, especially if they've worked me hard to get to a closed sale.  It leads to referrals.

Let me be the first. I see many posts by agents who revel in the fact that they can listen to a client and then show them 5 houses and then close on them. This is a sales technique that will lead to bigger numbers if you can find the clients. But as often as not it will lead to a buyer who may feel like they were just another number to you.

Taking time with a client and giving sway to what they would like to see, though you know they won't like those properties, builds the relationship. I'd rather have a past client tell a friend that I really worked with them to find the right house, than tell them we only looked at three.

Since you posted this at 1:54 AM...who did you think would be up reading? :)

I will be the second.

I am with you - love showing houses.  But we have to be careful not to confuse them.  I have a routine, after we see a house, I hold up the listing sheet and say "Yes, no, or Maybe?"  We right then discuss the maybe and might send it to the yes or no pile.  I also compare as we go and try to end up with Yes # 1 and Yes #2.
