April 2010 Real Estate Activity for New Berlin & the end of the $8000 Tax Credit. What does it mean?

There were 29 sales in April with an average sales price of $213,237 with a 93.41% list to sales ratio and 96 days on the market.  There are also 21 accepted offers with furture closing dates.

In april ther where 3 fewer sales than there were in 2009.  However, the new listings added reduced by 21% or 21 properties.

There are currently 312 properties listed with an average list price of $255,053 with an average time on the market of 157 days.

There were 92 properties sold year to date, which is a significant increase from last year when 80 properties old in the same time frame.  So new berlin participated in a increase in activity due to the $8000 tax credit.
