I alway say that etiquette is missing from the real-estate industry. I'm always happy when I'm proven wrong. We should ALWAYS be this courteous to our clients (and the clients of our colleagues).

Bravo David. If we keep this up we might be able to change the perception of our industry.

Over the past month and a half there is a home I have shown numerous times to different buyers.  The first time I talked to the seller to set up a showing appointment, I picked up on something that indicated the seller was going to be inconvenienced being away from home while I showed it, even though theseller was very polite and not trying to convey that inconvenience to me.

My buyers and I finished that first showing about 20 minutes ahead of the end of the appointment window.  Knowing the seller was being invconvenienced, I called and let them know we were finished at their home.  They were overtly thankful for that notice that they could return early.

As I showed that home repeatedly, at different times of day and with varying amounts of advance notice from less than an hour to nearly 24 hours per appointment, I called the seller at the end of each showing as a courtesy, and they commented on how much they appreciated that.

Ultimately, one of my buyers made an offer on this home, and negotiations went very well for my buyer.  It's impossible to know how much, if any difference in the final deal was made by the seller's respect for my sensitivity to their inconvenience, but it is a certainty that it didn't hurt.

This is just one form of sensitivity a buyer's agent can have and act upon to the appreciation of the seller and/or the seller's agent, and there are other forms that work the other way to the appreciation of buyers and their agents.  Long before an offer is ever a serious idea, there are little ways to make things more likely to get off to a good start if an offer is eventually in the cards.
