John, we have been selling a lot of HUD homes, but with some of the changes, the title company handling the foreclosures are over whelmed with work, causing many delays in closing.  Still great buys though.

Kay I agree there are some great buys in foreclosures. Serious non-distressed sellers are matching the foreclosure listings too. Even with the problems with foreclosure sales you mentioned there is little reason to consider a 'potential' short sale listing in todays market. The number of 'lender approved' listings is small. Too bad listing agents do not get approval quickly instead of waiting on an offer to come in and surprising the lender.

John, I love the Myrtle Beach area. It is sad that a lot of the homes have had to become disressed properties. But least there are bargins for those interested in buying in such a beautiful area.
