DRIVE BY ONLY. SHORT SALE APPROVED AT 175k. No seller paid termite, no seller paid home warranty, sold in as-is condition. Buyer to pay $175k+ plus $3k as a 'seller contribution' to the lender. Property has tenant inside who has not paid rent in 9 mos. New buyer to evict tenant or re-lease to them.

 

After the lastest seige of buyer frenzy. I thought I had seen it all but something new always manages to amaze even me! Sellers are taking full advatage of todays buyers who must really qualify for a loan and have proof of funds just to begin looking at houses!! Sellers are not taking any responsibilities for their homes. What was once OK for a REO is now standard for even regular sales. No termite, as is,  no repairs, write an offer subject to inspection??? What as Professionals are we becoming? I guess the answer is what ever it takes to make a quick buck!! If it turns up in an inspection the roof leaks and the buyer opts out YOU MUST DISCLOSE to tghe next buyer!

 

For some reason some are not complying! What this is creating is lawsuits! It is not a free for all houses for nothing grab what you can and go hide!! Make the Banks be rsponsible for paying Termite section 1 and doing re[pairs or give the buyers credits!!

Do you think the old adage of Value equals Location, Location, Location, is true? Views, Pools, special interest additions can add desirability, and then Granite Counters, Travertine flooring, condition, square footage and any embellishments, upgrades, updates you can add to a property is worth 60-70% of the cost. This value will also be depreciated over time. Example would you consider if a twenty year old solid oak cabinette's
value even in good condition is equal in value to cabinets in the newer current color, or are they? Objective would be desirability.

Location is the basis for value. Like Homes within a one mile radius share values, and can be evaluated by sales per square foot within the last 3+ months. Pulses
