Where are your leads coming from?

This morning, I was going through my Tuesday routine of following up on my leads and active buyers.  While going down my list I glanced over at my board of listings and pendings and had a thought...my leads are coming from a fairly wide variety of sources!

For most folks, this probably isn't an earth shattering revelation, but for me it is.  When I think back to where I was in my career this time last year and where I am now...there is just no comparison.  I am by no means satisfied with where I am at this point, but I am pretty darn excited!

Exactly one year ago, I had only one source of leads....referrals from friends and family.  That was it!  Pathetic, huh??  Well here is the breakdown of my current lead generating sources....

Pending contracts

  • friend referral
  • RE/MAX leadstreet

Active Listings

  • RE/MAX leadstreet
  • friend referral (2)
  • family referral
  • Active Rain

Active Buyers

  • referral lunch group
  • RE/MAX leadstreet (2)
  • past client referral
  • office duty, broker referral
  • website 

*note by active buyers I mean the buyers that are pre-qualified and looking to buy in the next 3 months*

I am definitely still looking to grow my business and expand the number of clients I have the opportunity to reach but so far I am just bursting with excitement over the difference a year has made! 

So, where are your leads coming from?

Thanks for all the good advice. I am a new agent and my partner has been in for 5 years now. We do not get leads from our office, only floor calls, which are few and far between. So far as we are learning in GRI classes that internet is the way to go. We have a website and so far it has not paid off. We do the craigslist, and newspaper ads, and have had junk and spam, and no response thru newspaper ads. We would like to get into REO's but hit dead ends.

Great job staying on top of tracking your leads. Funny I just came up with a chart this morning to do so myself. Now I just have to go back and catagorize everyone on there.

75% from the internet - 25% from other sources including mailings.  AR and my outside Tomato blog has helped tremendously.

My office gets good floor activity, my top three lead sources are floor, open houses and referrals.  I do get some good leads from the Internet, but I find that they usually have seen me some where else first.

I get about 2 leads per year from lead street, and they are always junk leads. One lead appeared to be good. I spoke with him within 5 minutes of the call to me from the office. But he made an appointment with me and was a no-show and didn't return any more calls.

I get tons of Leadstreet leads, and many that come back over and over, but not a single active buyer from the system... but still dripping on them.

Great Job Jeanna! Along with the online arena, I still use print media, (very minimal) along with door knocking, and cold calling. When I use the door knocking and cold calling methods I focus on Sphere of Influence, Just Listed, Just Sold, FSBO's, & Expired Listing's. I will also use the social media arena to prospect Just Listed, & Just Sold as well. The main thing is I try to keep an open mind. I have no problems trying something new as long as it's measurable and I see results.

congrats on featured!  I would say my team gets approx:

20% from Leadstreet (sometimes the 5th time is the charm but we convert a lot of them!)

65% online (website, personal blog, online advertising)

15% past clients/referrals

as I type that last one I realize I need to work more on my database  :)
