The Massive Problem With DIY Roof

This is the ceiling of a home I recently inspected. The previous homeonwer fancied himself a roofer and thought county permits were a waster of money. Metal roofing is quite expensive and when installed properly can last a lifetime. When done incorrectly, can ruin a home very quickly. I walked the roof first and noticed the DIY installed the metal roof backwards, allowing water to run straight in at every seam. The entire home was rife with moisture stains which tested as active leaks. This is an example of the deterioration caused by a poorly installed roof.

Sometimes those DIY projects are NOT cost effective -- case in point and GREAT post about the handy-(wo)man in all of us.  Sometimes, it makes cents to hire out!!

Unfortunately there were major problems with this home, most stemming from the poorly installed roof. The buyer's backed out of the deal as they didn't have the means to fix all the problems. They (and their agent) thought the inspection was money well spent and hopefully they'll find another property soon.

Stuff like that is exactly the reason why I would never walk on a roof without inspecting the interior ceilings and attic first. I want to know what I am going to be walking on!
