Working with Builders, Anyone? Anyone?

My husband and I would really like to work with more builders.  In our area, I think an aggressive marketing program is key for these builders to sell their inventory.

Here's the question:  How do you approach or converse with builders without "list jumping"?  If they have their inventory listed with other Realtors, can I even approach them?

We've put together a Virtual Tour of all of our marketing materials and how it would benefit them.  Not sure what else we can do.

I'd love some suggestions.......Thanks!

You are correct that you can't approach them if they are currently being represented by another agent - a big no-no in my area. Two of the custom builders I work with today were working with another agent when they met me (I was representing a buyer) but liked the way I presented myself and how I advocated for the buyer and knew that they wanted me on their team next time! The other custom builder is a builder-friend of the first two, so it was by referral. Do you currently represent any buyers in that price range? Many custom builders will want to be at the house for any showings...a great time to meet them and "shine" just by being yourself and representing your buyers to the best of your ability. If you are good at what you do, believe me, it will get you noticed! Good luck!

Try connecting/partnering with the agents who are currently working with the builders in question.  Sometimes you can slip in through the back door.  In other cases the builder will have a new home division and they will work with or hire agents on staff directly.
