Real Estate Staging is a marketing tool that helps Real Estate Agents and Sellers present their homes so that they are most desirable in the Real Estate Market-for any size house and in any location!

Understanding the value of a staged home can directly impact the DOM and advertising expenses of a Real Estate Agent and keep a Seller happy! After all, Sellers get weary of keeping their homes immaculate and having to leave at the "beck and call" of the Buyers.

Real Estate Staging helps everyone. The Buyers get the "home of their dreams". The Seller gets to move on with his/her life and the hard working Real Estate Agent can make this process "time efficient". And we all know that time = money!

Marianne....It's easy to tell you the difference between a staged home and one that's not.....I have two subdivisions that have staged model condos.....I have one that has no furniture in it.....the sales should be faster on the one with no furniture, but they are not....people, especially of 55+ age group, cannot picture where their furniture would go....the builder will not do it....he doesn't need fast sales, is his answer.....so, he's happy, but I'm not thrilled!!!

The staged condos bring the WOW effect and the reservations with it.....every home on the west coast is staged....we're always the last to catch on!!

Barbara,

I'm curious about your statement that "the sales should be faster on the one with no furniture". A big premise of staging an empty listing is to bring some 'soul' to it. Not only do many people need to be taught how to use the spaces but it makes for much better photographs. An empty listing usually leaves the prospective buyer with an 'empty' feeling, don't you think?

Josh-I agree with you. People should do their homework and make sure that they are working with a GOOD stager. Just like any professions-there are different levels of experience and professionalism.

You are right ,Barbera-West Coast homes have been staged for a long time. And it is definately growing in popularity here. I find that more and more Agents are hiring me to do an affordable report and consult before their clients put their house on the market (from small condos to expensive homes). They ALL need it. Buyers want as close to "turn key" now as possible! AND they need to listen to thier agernt about price!

Anyways, I really appreciate your input!

Jan Laurie- Savvy builders know that a staged home will help them sell other homes in a sub division.  And ,yes, we DO work as a team for one goal in mind-to sell the house to the highest bidder in a time effective manner. Once builders,Sellers, Real Estate Agents see this happen-they become a fan of Staging. Thank you for sharing your wisdom!

Marianne and Barbara,

On the west coast some of the areas are staging, LA, the Bay Area, Portland. But here in California's central valley it has been slow in catching on. Most real estate agents are apprehensive about suggesting it to clients and make suggestions about home prep themselves. The clients who are advised to consult a stager don't want to spend the money. It is very frustrating to me as a relatively new stager who is marketing like crazy, with few results.
