Saving the Best For Last

I had a listing that received many showings. It was a wonderful house, but it really didn't fit into its price range. At first, I was greatly encouraged by the number of showings that it was receiving. As time marched on with loads of activity, and no offers, I quickly figured out what was going on. As agents were setting their showings, they were strategically placing that listing in with the others for the purposes of comparison. That listing was in the mix to drive prospective buyers to another property when properties were compared. The buyer agents would show that property first, and then, they would show the other property or properties that they thought the buyers would definitely place an offer on-especially after seeing that listing. They would "save the best for last."

 

If you are trying to sell, and you are getting a lot of traffic, ask yourself this question: "Am I getting offers, or is my property a revolving door?" If you are not getting offers, but you have quite a bit of activity, there is a problem. It could be price, condition, or a combination of the two. Something is happening that is causing your home to become a property that agents compare others to, instead of one that will sell quickly.

 

If your home has been on the market for 2-4 weeks with no offers, or has had 20 showings with no offers, it is time to act. You must have traffic in order to attract offers, but that traffic must be comprised of truly interested buyers. Do not let your property continue to be the standard for what will not sell.

Dwn: good one really,. One doesn't know for sure if they are using it for comps or not...then one can always ask them. Its an odd feeling but you did find the truth.

Very good point.  If I have clients who seem happy as clams that their property is showing so much -- I always bring them back to reality with the number of offers.  If it's zero -- it's time to talk price adjustment.
