During April 2010, real estate sales increased by about 24%, of 518 sales reported as compared to 418 in March 2010.
The Average Sales Price for April 2010 was recorded at $199,000, up approximately 3.6% from March 2010 when the average sales price of the month was recorded at $192,000. The Average Sales Price is obtained by dividing the number of sales into the total sales dollars.
The Median Sales Price for April 2010 was recorded at $178,000 which is an increase compared to March 2010 with a median of $171,000. The Median indicates the mid-point of the range of prices. Half the homes sell for less, while half the homes sell for more.
The average time on the market for properties sold during Aptil 2010 was 79 days, which is a decrease compared to 85 days in March 2010.
Newly constructed homes of 4 bedrooms and 2 1/2 baths had an average sales price of $392,000 in April 2010, while in March 2010 the Average Sales Price was recorded at $337,000. The Median Sales Price was reported at $390,000 while during the month of March 2010 the median was recorded at $316,000. This information was based on 10 new construction properties sold during the month of April 2010.
