REO (Bank Owned) does not equal Thrift Store!

I list two to four REO properties a month and am continually amzed that Realtors and their clients think they can do as they please when looking at these homes. I have had carpets pulled up to see what is underneath, things taken from the house & yard, holes punched in the wall so they could see what was behind the sheetrock, lockboxes & keys stolen and so much more.

As Realtors we are duty-bound to do everything we can to safegaurd the sellers property -- even if the seller is "the bank". 

These homes are not there to be picked over just because someone wants something. How would a traditional seller feel if someone showed their house and when they came home the bathroom mirror or the window treatments were gone? How would the Realtor explain to the seller that the carpets were pulled back so the buyer could see what was underneath? 

I appreciate the showings my properties get but please, leave what belongs at the house alone!

I must ask you do you Supra key Boxes? or are you using combo boxes? If your using combo boxes I am sorry to say in my humble opinion you are part to blam for the situation.  If you are using the Supra electronic boxes ( or like item that will track the people) they are you addressing it with the agents and brokers?

As agents we are bound by ethics, but I must say some of the agents hold that to heart and others do not.  But if they are not called on unethical work then you have started an expectation.

I know I sound harsh, and I know that others are reading this thinking the same thing..

Ken, as per the listing ageement with the seller, I use combo lockboxes. But regardless of the type of lockbox used, no one has the right to help themselves to someone elses property or to do damage to a house. You are right in saying that some agents do hold ethics close to their heart while others do not. But I have to say I take issue with your statement "But if they are not called on unethical work then you have started an expectation." My expectation is that Realtors and their clients leave the house the way you found it and if they suspect another agent or client has done something unethical / damaging they report it.

When I provide showing feedback to an agent, I will report something that seems out of sorts, not only because I feel duty bound to report it but also to let the agent know it was not me or my clients. It may help them track down who the guilty party is.

Great comment, I understand what you are saying, and I was not trying to offend you, however, I know people do not hold their ethics as close to their heart as I do and If I have never seen a property and it is a mess when I walk into the property I am not sure what is good or what just happend unless I saw it.  All I am saying is that with REO property if you are using combo boxes you can not tract the people going in and out of the property, thus trusting that agents are not giving out the combination to clients, I have know a few agents to do that here with the combo boxes.  So good luck with you listings.   And had no intension of offending you, please accepot my appologies for that
