What’s good about your office?

By

InfluencersWhat are the first three things that come to your mind when you think of your office?  Are they good things?  Are they things you can change? Are they things that add to, or take from your production and knowledge?  Face it we all have working environments that either work for you, or don’t.  That is especially true for the folks who are working in a home office.  Your environment is one critical component of your success.  It is the field you play on every day.  It is the place where you win and loose and keep track.  It is where you practice and perfect your skills.  I ask again, is your environment working for you?

I looked around at offices over the years looking for the answers, I have some things that I think are crucial to your environment and all good offices have these things in various styles.

  1. A phone system that works for you, not against you. Does your phone always get answered? Does the caller have options and know exactly when you will get back to them?  Can the caller leave you information and get answers to frequently asked questions?
  2. Organized Files and Systems.  This is where price and style make a difference, but it is a MUST in all good offices.  We are talking about all the paperwork and electronic files that pass through us in a day.  A way to access and retrieve that information in an easy manner allows you to run your business from a dashboard and not be wasting your time.
  3. Training, Mentor, Networking.  I lump all these together because they are people centered and learning and growth centered.  Every great office has a spirit of learning and sharing—even your home office.  Look around you.  Put up some things that inspire you, make you want to accomplish today.  Have conversation with people who challenge you on a daily basis.  Don’t be sitting down all the time, or all the time on the phone, have face time everyday with other people whom you learn from and challenge you.
  4. Doer’s.  All good offices have people who are doing things. Get the phone to ring by making calls, get in the farm area and prospect both electronically, through the mail and in person. Do it all. Sign more papers.  Get agreements to sign papers in the next meeting.  People who do things.  If you are in a home office, this is up to you then.  Don’t shirk the duty; good offices have people who are getting things done.
  5. Supplies.  A good office has supplies at hand so that you are not stopped at a critical time to go out and buy toner, or paper. If coffee is your thing, then have it available.  Water. Comfortable chair and desk.  You want to have this field be the place you come to strap it on and win today’s game.

My broker is what keeps me where I'm at. I've known him since before even he got into real estate. He's the one who told me to come work with him and the rest is history. I don't know if i'd be in this business if it wasn't for him. Thanks.

Our home office is very simple. Jodi handles emails, lead disbursement, followup, appointments, fees, and paper work. In the other home office I handle 50+ websites, listing presentations, showings, & Q&A. All of our agents are pro's, they don"t need no stinkin motivation. I do not have a desire to train as I'm a very active broker. Nice post. An unusual concept, but, it works for us. BTW I agree Karen LOL...

I love my office!!!!!

MY OFFICE AT LARGE IS:

1. PROFESSIONAL ENVIROMENT (yet VERY FUN!)

2. PRODUCTIVE

3. PROGRESSIVE IN ALL RESPECTS

MY PERSONAL OFFICE SPACE:

1. NEW AND BEAUTIFUL!

2. GOOD USE OF SPACE (May need more storage)

3. NEEDS ATTENTION FROM YOURS TRULY ON PAPERWORK STACKS...

I also work from home all the time. But I enjoy being at my office too. I keep ALL MY PAPERWORK at my office. I do not want it at home! :) Best of both worlds.

1. Family- that's how feel about one another and treat one another and why we work so well together

2. Kitchen- we cook lunch together

3. Screened porch- some of the best brain storming EVER has taken place there and clients just LOVE the relaxing feel of it.

And while we may not be perfectly organized, we're organized perfectly.

I can see I need to make some improvements.  My dog also sleeps at my feet but it's a problem when she starts to bark while I'm on the phone with a client.  Do you think that's a bad thing?

Thanks for your post.  I couldn't be more happy with my office, they have all that and more.  It is nice to see that my office is growing and adding more support when others tend to be losing support.

Thanks again,

Tom

As a broker, we need to be very aware of the agent's needs.  There is too much competition out there for your agents.  I don't want to irritate my agents by not having the proper supplies for them to do business easily.  They may start looking for the greener grass.

Great summary of the critical issues for a brokerage office.

I am curious as to what happened to item number 4. It that the real key to sucess?

Great points Larry, I am the Broker/Owner of my office so I probably look at things a bit differently from my agents but the best thing about my office is my agents.  I am not saying that to impress my agents because none of them are on AR...they don't believe in the value yet...but they truly are my best asset.  Not just from a monetary stand point but from a social and friendship stand point.  Several years ago I changed my philosophy on hiring agents....if I don't personally like them I don't hire them.  I only hire agents I want to be with and around. It makes my office a great place to be.
