Franklin, NC Home Inspections ~ Don't buy a Home with out one!

Wow we been getting the calls for Home Inspections left and right this past week or so and this has inspired me to write this post.  One of the first things buyers are asking is how much is a Home Inspection?  If I happen to answer my husband Joe's phone, which I do a lot, I have a list of questions to ask such as, how big is the home, how many bedrooms & baths and how old is it, just to name a few.  Usually a 3 bedroom 2 bath that is not over 30 years is $350.00.  To do a water test it is another $50.00. money in a home

Some say "ok and when can I get one"?  A lot say "I am just checking prices". It just blows my mind to think that someone is buying a Home Inspection on price alone.  Yes, we have those low ball inspectors around here too.   You will get what you pay for and if you want cheap, those inspectiors are probably a new inspector or fly through the inspection and not check everything properly.  They may miss something major that could cost you hundreds of dollars or even thousands down the road.  The craziest thing is to have the family friend, or a handy man look the home over with out a license.  You will have no recourse, no report, and no peace of mind.

 

I have never had anyone ask what his experience is?  I find that quite strange.  I usually have to tell them how much experience he has, that he is also a builder that has been building for over 32 years. They don't realize that a good Home Inspector will take between 4 to 6 hours at the property, crawling under homes, on top of roofs,  in attics, taking the electrical panel off, checking all major component's of a home.  Sometimes it can be dangerous.  I have seen huge wasp nests in attics, snakes & spiders in crawl spaces and so much more any Home Inspector can add to that list.  Then they have to write up a report and deliver it and most of all be responsible for their work.

Professional Home Inspectors review the findings with clients and agents so they know what their investments condition is. Our reports also can help sellers properly price their home and disclose defects they may not have been aware of. 

Here in  Franklin, NC as well as all of NC you have to be licensed, take CE classes each year, buy insurance, cost of your vehicles expence, license fees, association fees, overhead, rent, phone, advertising etc... It is not cheap!

What is a home inspection worth? What is your real estate investment worth? What is the safety of your family worth? Can you identified the repair needs of hidden components?  A professional home inspection is priceless! Don't buy a home with out one.

June.....I believe in licensed professionals doing what they are licensed to do.  Having a friend, neighbor, or family member perform a home inspection for you is pure lunacy.  It seems to me that the quality of the job is much more important than just the cheapness of the job!
