As we all know, it is very important that sellers get their homes in tip top shape prior to placing it on the market. This reminds me of one of my husband's stories ...
My husband served in the British Army. While he was stationed at Sutton Coldfield in central England, they were notified that the Queen Mother (the Colonel in Chief of their Regiment) was coming for a visit. Everything.... and I mean EVERYTHING .... had to be cleaned, polished, spit-shined, and in perfect order for the Queen Mothers's inspection. Unfortunately, although it was summer, there had been a shortage of rain (hard to believe, I know), and the lawns were spotted with many brown areas. Solution? Paint the brown spots. Yes, they actually painted the brown grass green!
I don't think our sellers have to go to quite THAT extent, but in our most persuasive manner possible, it is up to us, as their agent, to guide and encourage them to de-clutter, clean, polish & shine so their homes are seen in the best possible light by prospective purchasers. If they offer resistance about putting away the knick-knacks, trip souvenirs and family photos, we must point out to them that buyers will only be distracted from seeing the important features of the home itself. There are many articles on the web pertaining to this from which you can prepare your own personalized "to do" list for your sellers.
