New Client, New Me, I'm Excited To Be Working!!!

Yesterday I received a call from a potential buyer who had seen a new listing of mine on the WEB.  I was so excited to have my phone ring!!!  Summer time in Florida is usually on the slow side but with a slow Real Estate Market its been slower.  They wanted to see the property immediately.  Of cause I told them!   I'll meet you in an hour.   I went to the property which is located in Palm Beach on South Ocean Drive, a beautiful stretch of million dollar condo's.  My listing is at $1.395.  

 The clients turned out to be a delightful couple from Canada.  They loved my listing but felt they needed to look around more.  I sensed an opportunity since they had come on their own, so I told them that I would be happy to take them around the area.  They agreed to meet with me today. 

As I made my appointments I knew that each agent I spoke with was excited to be getting a showing.  It was great to be working and great to see some agent friends that I havn't seen in a while.  Even the Doormen were happy to see us working today!!!!!

Don't get me wrong, business has been busy for me this year.  But the action around here in Palm Beach kind of fizzles in May as everyone embarks on The Hamptons, in New York or Newport, Rhode Island. 

My clients thanked me at the end of the day and told me I did a great job.  They are now interested in not only my listing but another listing that I took them to today.  I'm positive that they will be my clients for years to come. 

As I drove home, I had a smile on my face and knew that Real Estate Sales is my kind of job.  I get to meet beautiful people and show them amazing homes and make a wonderful living.

 Here's wishing to all of you that your phone rings..........

Fascinating Lynda!  When is the busy season in Florida?  We are terribly busy up until Sept 1-Feb 1, which is our slow season.  Both our families and our students want to move during the summer.  Another side note, we have only had 3 listings (not including farm and ranch) in the last 4 years that exceeded 1 million.  The highest property I've ever sold was $750,000.

Good luck with your clients!  Make it happen!!!

The busy season in Palm Beach Florida is between October up until Mother's Day....Then everyone seems to leave.  No doubt during the summer one can find a Great Deal.....They just need to come to Florida and look me up!!!

Lynda - Ahh the sound of a ringing phone!  I actually checked mine yesterday to see if it was still working!  One of the things I love about this business is that activity can happen at a moment's notice.  People you didn't know yesterday can be your friends tomorrow.  Congratulations on the new clients.

It certainly is refreshing when you connect with a great client. Things have been slow here in North Texas, too. I've gotten busier in just the few days in August than I've had in a while. Congrats on the big sale coming in your future!

Have you thought of advertising in canada to find more "snow birds" (as we call them).

With google adwords, you could spend a few pennies to find leads that were looking for homes in Florida... from Canada.

All you have to do is buy keywords like "florida homes" "florida property" "florida beach front" but instead of buying them all across North America (which is also smart, but more expensive) you could focus on only areas like Toronto, Montreal, Calgary and Vancouver (your most likely affluent cities).

Create a landing page on your site that targets Canadian Buyers, tell them all the reasons they should have a friendly local to show them around and how much you like Canadians (we're pretty likable ;)  Capture their email address and send them an autoresponder message that tells them more about you and maybe a couple of listings that you like.

Anyway... just a few free internet marketing ideas for Realtors .  If you'd like someone to implement it for you, or need some coaching on how to use the web to get more leads, feel free to contact me, I love this stuff.

Riel, Thanks for the idea, I might have to look into this as a: I agree Canadians are pretty likable and b:You are right I need to target Canada.

I know in Palm Beach quite a few "Snow Birds" are from Canada.  My best friend is from Winnepeg, I just visited for a week.  We went to "Lake in the Woods" - what an amazing place.  And yes, you guys make awesome french fries!!!
