Because of the death of a loved one, family members can be faced with making decisions that not all can agree on. Whenever property is left to them they must decide who gets what and this can sometimes result in friction between them. I have seen instances where one family member wants to own and live in the property and the others are fine with that but all are not sure how much money each member should get for their portion of the inheritance. Other times they all agree to sell but still must decide what the property is worth. 

It is not uncommon for an attorney handling the estate to suggest the family members get an appraisal to determine the market value of the real estate. By doing this they can be assured they are getting the fair market value of the property and that they can then divide evenly. In the end this can keep peace among all involved. Good points.  Especially among family members, it is not a house but a home filled with varying memories.  An objective appraisal upfront can set a tone of neutrality stemming ill-feelings before they begin.  And this same document could be used in the Probate of the estate if it meets IRS guidelines.

Yes you are right, I always go into this type of appraisal with the IRS guidelines in mind so if they choose to use it for that they can.  So true about the memories.  It is smart to rely on an unbiased third party.

Oh, I could tell you a story about squabbling siblings before their daddy was even dead.......one brother decided that if he couldn't have his daddy's trailer and stuff in it then no one could.  The trailer burned to the ground a few days after.

An appraisal can give those that have been left with property when a loved one passes away, peace knowing the value of the property.
