2 recent transactions in Eastpointe Michigan

Eastpointe MI is your typical suburban community that is undergoing market changes and plunges with the rising foreclosure rates.   This mornings earlier post about the market activity and "sold" homes in Macomb county made me stop and think about two particular homes in Eastpointe that I recently had personal experience with.

First is this beauty:  21111 Redmond EastpointeIt is an above average 3 bedroom brick bungalow.  It is larger than most in the city by approximately 200 square feet and also was updated beautifully with exceptional detail.   However, at one point during the listing period there were 90 other brick bungalows on the market in Eastpointe.  I knew though that if it was priced well that the buyers would view it and when those buyers came through they would be as impressed as I was with the interior.  I also felt that it was time to join the "Enhanced Listing" brigade at Realtor.com as there were/are so many homes for sale in Eastpointe that I didn't want this home to show up on page 11 through 14 because it didn't have the ehanced features.  From the date of price reduction to where it fit the "range" of this challenging market to date of offer on the home was approximately 20 days.  

The second home is this charmer: 
15502 Charles R  Eastpointe Macomb CountyThis home was more typical of homes in this area of Eastpointe in terms of size and features, with the exception that it is aluminim sided instead of a brick home.  Once again it was priced well for this changing market  and I also utilized the "Enhanced Listing" at Realtor.com so that it would show up on the first page of Realtor.com or at the very least, by the 3rd page.  Total days on market to offer "pending" on this home is 35 days, which is well under the norm in this city.

 

 

 

I don't have any conclusive evidence yet that Realtor.com and the enhanced listings helped in these 2 situations, and that is something that I will definately be paying attention to, but I do feel that with the glut of homes on the market it is imperitive (in my opinion) to utilize all avenues for our seller clients to market their homes when the competition is so strong.

Kris, I would be interested in knowing how the buyers found the homes. Did they view them on realtor.com first? I pay for showcase and featured listings on realtor.com which helps in listing presentations. My hunch is that in this declining market we are in, pricing is the number one factor.

Lee, with the first home I had 2 people come through an open house that told me that they found it first on Realtor.com, and then viewed on my personal website the open house information.  I didn't think to ask the co-op agent who brought the eventual buyer if he found the home for them via the multilist or if they brought it up to her.  I will call him though as I am curious to start tracking this.

The 2nd home buyer also came through a co-op agent however once again I had 2 direct inquiries via phone from Realtor.com

I fully agree with you that pricing is the number one factor in this market.  If a home is even slightly overpriced it seems to simply sit on the market.  

I think the next few months are going to be challenging and interesting in terms of marketing our clients homes and adjusting rapidly to the changes.
