Well, if you haven't heard, the City of Chicago is moving forward to implement Zoning Changes to Garage Setback rules and guidelines.
How does this affect you? I don't really think it will because the Building Department has been implementing these guidelines for awhile but the Zoning Ordinance hasn't been changed.
Sp. basically, when there is a standard 16' alley, residents can build a garage to the property line.
If an alley is not standard, the permissible building line is eight feet from the center of the alley.
So what is the purpose of implementing the rules now? If the alley isn't standard and you have an SUV or the equivalent, then it is pretty hard backing out the vehicle or your neighbors without hitting your garage door. I have seen many homeowners put up concrete posts to protect their garages from this problem.
what happens if you have a short lot and a non-standard alley? Looks like the set back will only be 2' for garages.
This amendment to the Zoning Code was passed by the Committee on April 22nd and is expected to be ratified by the City Council on May 12th.
Another Setback for Chicago? No, this is a good and fair setback.
