Princeville Kauai condo (and house) update for the week of May 9th to 15th

While there doesn't appear to be a lot of activity in Princeville condos this past week, the rest of the Island managed to put 15 properties into escrow. Of these 15, one was a business, 5 were land, 2 were condos (in Poipu) and 6 were homes. Overall, things are starting to pick up and many of the realtors I've talked with are looking forward to a busy summer especially since there are so many good buys across the board. Now, on to your update for this week:

The first new listings is Paniolo 115, priced at $475K with a sale price of $550K in 6/06. This is one of the few free standing units in the Paniolo complex and was previously listed from 11/08 to 5/09 for $650K when it expired. Sealodge G4, a ground floor unit with amazing ocean views, is also back on the market for $529K since selling in 11/03 for $385K. It too was listed before, from 5/08 to 10/08 for the lucky price of $777,777. Hopefully this new price of $529K will bring better luck in the form of a buyer.

Sealodge H1, priced at $349,999 is back on the market after going into escrow on 11/09. Purchased in 8/05 for $560K this was listed as a possible short sale. Cliffs 8204, priced at $750K (down from $850K as you'll see under price changes) is back on the market after expiring.

Nihilani 14B, a short sale originally purchased in 3/06 for $594,102 is heading towards closing as it went from contingent to under contract this week. This unit is priced at $357,750 up from the original price of $350K. Ali'i Kai 4303 priced at $725K is back on the market after expiring. This unit sold for $490K in 12/03.

Several units were withdrawn, starting with Sandpiper 107 which tried for 821 days to find a buyer. Initially priced at $419K, this unit, which sold for $365K in 9/04, dropped to $249K during the life of the listing. Hanalei Bay Resort 5207-8 was a pre-foreclosure listed for $649K when it was withdrawn. This unit sold for $950K on 9/05 and started out listed at $990K 520 days ago. It now shows as being owned by First Hawaiian Bank as of 5/2010 so I would expect to see it back on the market as an REO. Hanalei Bay Resort 9123-4, priced at $995K and purchased for $359K in 11/00 also withdrew from the market after 719 market days.

As for price changes: Ka'iulani 64, which sold for $861,070 in 3/08, reduced this week from $899K to $884K. Also reducing is Cliffs 8204 which went from $850K to $750K as noted under the "back on the market" portion of this report. Now on to your Princeville home update:

You'll see there was quite a bit of activity in the Princeville homes, with 4 properties, all in different price ranges, going into escrow. I think this is good as it shows there are buyers at every price point across the board and that they are finally taking advantage of the buyer's market!
