Dear Buyer,
I have enjoyed showing you property for the last year. I feel as though I have really gotten to know you, your family and even your dog. I hope he's feeling better after that bumpy road we went over! And yes, the carpet cleaner worked fine in my car to get out the stain! As we keep working together, I thought it would be a good time to review the suggestions I made during our initial meeting. Do you remember? The meeting when you said you needed to buy right away, knew what you're looking for, etc? I gave you a list of how to keep on track... remember???? No??? Well, here's some of it!
1. Know your budget.Remember the nice man you talked with about getting pre-approved? How he explained the ins and out of your budget? We will need to stick to that, even if your friend says the neighborhood is perfect for you, sometimes being realistic is a BIG necessity! And, that neighborhood, the one with the pillar entrance? A bit out of your price range.
2. Use a Realistic Wish List. More importantly, you need to stop changing what you want to what you need. You need 3 bedrooms, wanting 5 is a nice thought, but not in the cards. You need a garage for the winters, wanting a 3 car barn with a hay loft and room if you ever decide to have horses, is a nice dream, but not what you NEED!
3. Be aware of the neighborhood. Last week when we went to look at a home you saw in the news paper, you were shocked that a major highway was right behind it. Though I tried to explain that as the reason we hadn't seen it before, you now see how noisy the property will most definitely be.
As your Realtor, I am here to fit the home with what you have told me you're looking for. My job is getting you that perfect spot where you will be comfortable for years to come. Next time we go out to see properties, let's make sure you're comfortable with the location, price and size of the house. And, maybe we can leave the dog at home?
Regards,
Cheryl
