It is important to have a systemic way of gathering and managing information to see you condition on real estate business. Information such as transaction records, legal document, listings activities and sale activities are all important to track in a real estate brokerage business.
There are software especially designed for transaction management. By this you can easily access what you need to know, provided the important data saved by the sales teams. When it comes to listing activities it is best to track the following metrics:
1. The listings days on the market
2. The difference between the listing price and the actual selling price
3. Listings which are ended or expired
4. Source of the listing contacts
When comparing the listing dates and prices with the final sales information of the contracts you will see how effective your listing activities are. Brokers can also see how well their service for their buyers and sellers by also comparing pending sales with closed transactions. Another important thing to do is to review sales activities regularly. It is also important for the management to monitor settlements so that they can identify tasks and activities involved in closing contracts individually.
When the transactions is already closed, you may now start gathering information then analyze to come up with the best marketing strategies for your business. However, it is sad to say that there are some transaction that could end up in litigation. If it is so, it is very necessary to keep all the organized transaction records, contracts and legal documentation so that they are ready and available once needed.
