Today was a day both sweet and bittersweet: I handed the keys to a very happy young couple who are first time homebuyers here in Kapaau in North Kohala, knowing that I had saved an older and wiser couple from foreclosure, although not from the loss of their home. The buyers had made two unsuccessful attempt to buy a short sale over the past 14 months, and were astounded how quickly this process went this time.
The first time homebuyer tax credit combined with the fall of local housing prices below the $300,000 mark for starter homes (older plantation homes along Kynnersley Road, Hawi Road or Akoni Pule Highway or in the moderately priced neighborhood of Ainakea near Kapaau) has left us with a very small inventory. I have a new short sale listing in Ainakea, offered at only $235,000 for a 3bedroom, 2 bath home with a huge front porch on a quiet cul-de-sac.
For investor or future retirement buyers, the current owners would consider renting back at market price!
