In my recent post Thinking of selling your home? Calling a Realtor just to be listed on MLS? Why? a comment was made that Realtors in an area list properties on MLS for as little as $300. I commented back with the following just to be sure people didn't get the idea that I was an advocate of that practice - because I am not:

Thanks for making that comment Russel. It gives me the opportunity to say that is a practice I do not agree with. I'm talking about helping clients sell their home with the beneft of MLS or without. Without, in my opinion, it can be done very effectively and successfully - although it is hard work - and I feel that is the option that should be explored first. However, if the client's situation is one that makes an MLS listing a necessity, then I feel MLS should be utilized properly. The best of tools are no good if they are used incorrectly and, again in my opinion, simply putting it on MLS for a flat fee is a very poor use of MLS.
To further clarify, I feel to use MLS properly means to offer a fair, and industry acceptable, commission to cooperating brokers. Listing a property simply for a small fee does not invoke the full value of putting brokers to work selling your property, and thereby defeats the purpose of listing on MLS.
