Although Massachusetts is a small state, it has so many diverse areas, it's impossible to talk about the real estate markete statewide. Since all real estate is local, I'll comment on what happening around Medford, MA, an area 5 miles north of Boston. Overall the market is pretty healthy. Single family homes sales are continuing to be strong. It's common for well priced homes to have multiple offers. This is espcially true in the first time buyer ranges of $350,000 or less. Depending on the house and how well it is priced, we've also seen houses over $500,000 recieve multipe offers.
The condo market is much slower, however, The slowdown is happening in all types of condos - 2/3 family conversions as well as condos in buildings.
The multi family market is more active than condos, but slower than single family homes. Once again it comes down to price and features. Well priced 2 and 3 family homes are selling well and overpriced properties are sitting gathering dust.
Good price + nice features = sale
